Kamal Vihar Project - Land Acquisition for Housing Project at Raipur (Chhattisgarh)
The Govt. of Chhattisgarh has recently come up with a Project through its Urban development wing named Raipur Development Authority to acquire approx. 2200-2300 acres of precious commercial and residential marked lands to develop a housing project. The land compensations proposed are paltry, the chief points being :-
1) The owner of land has to submit his land (irrespective of whterher it is unutilized or developed) and in place of it receive 35% of the land submitted in the deveolped project.
2) By some hypothetical calculations of present value of the land based on govt records and the perceived value of land after (say 5-6 years) they are not only demanding the land (65% directly goes to the pocket of the project) but the land owner also has to pay upfront the difference in the developed value (after the project is completed) minus his present day contribution.
As an example, a person who is actually holding about 10,000 sq. mtrs of land will have to part with his commercial land worth crores, and instead receive only 35% land in the project, that too only of he pays around 30 lacs to rda.
Please we urge legal experts, ngo's conversant with the laws to help fight the nefarious plans of rda to acquire the precious lands of land owners that include a lot of farmers as well.






This is highly unfair on Government's part.Its always so simple for the authorities to grab the common people's land,they do not flex muscles with big builders, do they?
Further what they are offering in return are not just peanuts,i think its their strategy to start off at such a low price,so that after little bit of protest they will have a compromise on some rate still much lower yet have us satisfied.Let us not give up & raise our voices against such plans.
As understood so far, the project appears to be very good if it goes on per planing and gets completed in the specified period...
I purchased land @ Rs.550/- per sq. feet. Land comes in Kamal Vihar Project. RDA giving me the Compensation @ Rs.150/- per sq.feet. Its unfair & injustice !!!!!!!
is yojna me sarkari rate se muavaja dena jabki in jamin ki real value sarkai kimat se kai jyda hai aise me 1000 sft se 2400 sft tak ki jamin me paisa lagane wale chote investor ki lagai gai rakam buri tarah fas gai hai unhe na to jamin ki puri kimat mil rahi hai,nahi we apni rakam yojna ke puri hone ke pahle vapas nikal sakte hai. rajdhani banane ke bad raipur me jamin me invest karna aur dusari mado me invest karane se behtar hone ki vajah se middal class logo ne bhavisy ki yojna jaise bahan beti ki shadi,bachho ke future ke liye jamin me dhan invest kiya jis se sarkar ne jabardast rajasv vasuli ki aur awedh ploting ko badava diya mon rah kar.agar yojna jan hit me hai to pahale sarkar uchit rate se janta ko muawja de .
If Govt. not pay the compensation as per current guide line . My land is 1200 Sq.ft. & I want to full rate of my land.because we have purchase that land very honestly.
I request to you please take a desicion in public interest.
